Following a major hurricane, the city issued notices to a local neighborhood regarding structural instability. For this Panama City Beach homeowner, the project was required to bring the home back into compliance with safety standards.

Gulf Coast Decks stepped in to replace a failing three-story structure with a build designed for coastal durability and long-term peace of mind.

How We Did It: Precision From the Ground Up

Replacing a triple-decker structure requires a phased plan to maintain the home’s stability. Technical choices on this coastal site were made with decades of performance in mind:

  • Phased Demolition: Our team used a floor-by-floor approach to safely demolish the existing three-story structure while maintaining roof support.
  • Structural Support: To keep the residence fully supported, Gulf Coast Decks built temporary walls on every level while removing and replacing primary posts.
  • Remediating Hidden Damage: During demolition, we discovered a rotted exterior wall due to water intrusion. We removed rotted sheathing and installed new Hardie siding to correct the issue.
  • Coastal Hardware: To secure maximum structural tension in a salt-air environment, we applied Simpson galvanized fasteners and stainless steel deck screws.
  • Refined Finishing: We integrated a MoistureShield Navigator composite handrail system to provide a high-performance finish and superior durability compared to standard wood rails.
